Sai Yeung Choi Street South is the major shopping area in Mongkok, mainly divided into two segments. One of which is now zoned as part-time pedestrain walkways with road closure to traffic at designated time zones. Tenant mix at this segment had undergone drastic changes owing to the fact that escalating rent had ensured 'survival for the fittest'. Shops selling audio-visual products/mobile phones or cosmetics/skin care products, which had ample profit margin, are able to pay exceptionally high rental to secure the best position; just to name a few, electrical appliance chainstores such as Broadway, Citicall, GoMe. Parellel imported goods are sold at a discount, many of which are housed in the famous 'Yau Shing Commercial Building'. The remaining segment mainly draws food and beverage operators plus retailers of all kinds. Shopping arcades like New Town Mall and Argyle Street Centre are landmarks with crowded shoppers; shops are fully let.
